Boca Raton, Florida Nightclub Featured Snoop Dogg at Grand Opening

Boca Raton and the surrounding areas offer many nightlife activities.  You can join famous musicians in the Boca Raton area.  The Blog is designed to highlight some of the notable events in the area and also provide insight to those looking at homes for sale in Boca Raton and those who are thinking of selling their Boca Raton home.

Snoop Dogg, the singer/songwriter was at the grand opening of Sakred Nightclub and Lounge on the corner of Jog Road and Palmetto Park Road on June 23rd.  

Earlier in the day Snoop Dogg was in Fort Lauderdale, Florida making an apperance for Cuca Fresca, which is an "organic artisanal cachaca" from Brazil, a distilled liquor made from sugar cane juice.

Is the US Housing Market In A Bubble? How Will This Affect My Decision To Buy Or Sell My Home In The Boca Raton, Florida Area?

Is Boca Raton, Florida experiencing a housing "bubble?"I


n the previous two Case Shiller Home Price Index press releases, the commentary has surrounded around US home prices and future expectations.  They seem to address the question of whether or not the US housing market is in a "bubble."



David Blitzer, Managing Director & Chairman of the Index Committee is quoted in the March 2015 press release, "I would describe this as a rebound in home prices, not bubble and not a reason to be fearful."

The March 2015 and April 2015 Case Shiller Home Price Index press releases offer some of the committee's rationale.

The March 2015 press release discussed price increases, but being at a "moderated" pace when compared with last year.  Also, there is a discussion about home home prices in the US are increasing at a faster rate than per capital personal income or wages (3.1% and 2.2%, respectively), which suggests further "moderation" in home price gains.  The idea is the pool of home buyers will narrow with price increases outpacing purchasing power.

To further their position, the March 2015 press release states, "consumer debt levels seem to be manageable."  The implication is the consumer is not financially stretched beyond their limitations, suggesting this would not indicate a "bubble."

The April Case Shiller Home Price Index press release goes into consumer expectations in regards to housing.  The press release reiterates the decelerating US home price increases and discussed a national survey published by the New York Fed.  The survey showed consumers expected a 4.1% increase in both home prices and the cost to rent.  The press release pointed out the expectation is below the annual price change of 4.9% since 1975.  In addition, the press release pointed out the real, or inflation adjusted, price change since 1975 is 1.0% per year.  The point, I believe, is that the expectation is at or below the long-term "norm," thus not projecting exuberant enthusiasm for the market.

What does this mean to a home buyer or home seller?  Those that are buying and waiting for prices to sharply decrease, Case Shiller seems to make the argument that it is not likely.  Those who are selling homes and are waiting for a huge price increase, Case Shiller seems to argue that also is not likely.

Case Shiller Home Price Index: April 2015: South Florida Home Prices Beat US Increase- Is Now A Good Time To Sell My Home In Delray Beach

The Case Shiller Home Price Index indicates US home prices rose by almost 5.0% in April 2015 over April 2014.  We measure this by utilizing the Case Shiller 10- City Composite and the 20- City Composite.

In comparison to the US, South Florida home prices increased by 8.5% in April 2015 on a year-over-year basis, according to Case Shiller Index.

Sequentially, the South Florida market home price increased by 0.9%, approximately 10 basis points below the US as indicated by the Case Shiller 10- and 20- City Composite.

The US housing market price was similar to prices during autumn 2004, according the Case Shiller Index.  US home prices remain at about 14% to 16% below the June/July 2006 peak, according to the Case Shiller Index.  When measuring from the March 2012 low, US home prices have appreciated by about 31% to 32%.

Case Shiller Home Price Index: March 2015: South Florida Home Prices Increased- Good Time To Sell Your Home In Boca Raton?

If you are thinking of selling your Boca Raton home or in the market to buy a house in Boca Raton or the surrounding South Florida area, it is important to understand the current market.  The posts are designed to keep home sellers and home buyers in the are informed.


Home prices in the US increased by almost 5.0% in March 2015 over March 2014, according to the Case Shiller Home Price Index; this is indicated by the 10- City Composite and the 20- City Composite.

South Florida home prices increased by 8.7% in March 2015 over March 2014, according to Case Shiller Index.

On a sequential basis, the South Florida market home price increased by 1.0%, approximately 10 basis points better than the US as indicated by the Case Shiller 10- and 20- City Composite.

According the Case Shiller Index, home prices are back to autumn 2004 prices.  When measuring from the June/July 2006 peak, the US market declined by about 15% to 16%, according to Case Shiller.  The Index also indicates a recovery in US home prices of about 30% to 31% from the March 2012 low.



If you are interested in selling your home in the Boca Raton area, now may be a good time to get the highest sales price.
