Delray Beach International Tennis Championships: Homes For Sale: Homes For Rent

Delray Beach International Tennis Championships will take place Feb 22, 2013 - Mar 3, 2013.  The venue is the intimate Delray Beach Stadium & Tennis Center, which is located 201 West Atlantic Avenue, Delray Beach, FL 33444.

The Delray Tennis Championship allows tennis fans to see some of the top players in the world up close.  Last year Andy Roddick headlined the professional tennis action. 

In addition to tennis there is fun for all ages.  Throughout the week enjoy the hospitality of ITC and Delray Beach with special happenings to entertain fans of any age. Sign up for the Ultimate Experience Clinic and hit and learn with Grand Slam legends.

The tennis venue is close to Atlantic Avenue, which offers shopping, restaurants, bars and entertainment.  The beach is also nearby, so there is fun for all with tennis being the center of the action for the week.

Palm Beach County Home Prices Up, Inventory Down: Homes For Sale: Homes For Rent

Historically low interest rates and a reduction of inventory seems to be tempting buyers to move in the Palm Beach County of South Florida.

According to the Sun-Sentinel, there were about 7,000 single-family homes for sale in June 2012, which was about half of the inventory level in June 2011.  The low interest rates on mortgages by historic levels and the reduction in inventory seems to be helping to give sellers some price leverage.  Existing median home prices in Palm Beach County was $225,000 in June 2012, according to the Realtors Association of the Palm Beaches, which was 7% higher when compared with a year ago.

As I have posted about earlier, homes that are in relatively good condition and priced within the market range, will generally move quickly.  I have had a recent situation where I was working with a buyer in an area that had ample inventory.  Within a six month period most comparable homes have been purchased and the market for similar homes in the area are scant.  My guess is when similar homes do come onto the market in that neighborhood, the interest level will be favorable for the sellers.

Schools Affect Housing Prices, Boca Raton Among The Best Areas: Homes For Sale: Homes For Rent

The Brookings Institute, a nonprofit public policy organization, came out with a study that was referenced in a recent Sun-Sentinel article.  The study found in the nation's 100 largest metropolitan areas (that included South Florida), housing near high-rated schools costs nearly $11,000 more than homes near low-rated schools.

One of the selling points to Boca Raton in South Florida is the consistently high ratings of the schools.  A recent article in the Sun-Sentinel stated Boca Raton has 16 of its 17 schools rated A.  In Broward County, schools in Pembroke Pines, Coral Springs and Parkland were mentioned as having desirable homes because of the schools.

The highly-rated public schools allow children to get a great education without having the large expense of a private school.

Don't Forget To Get Permits Closed: Homes For Sale: Homes For Rent

A recent article in the Sun-Sentinel reminded me of one of the first questions I asked one of my latest clients in the sale of their home.  The article's title was "Expired Permits Rampant-- Thousands of Home Sales Delayed."

When I looked over the home in order to get a sense of value and how to market the home, I realized there was some work that had been done to the home.  It seemed like there was an addition in the back among other things.  When I saw this, one of the first things I asked was whether the permits were closed-- reason being, I didn't want to have a problem when we were at the end of the sales process.

According to the Sun-Sentinel, there are thousands of open and expired construction permits in Palm Beach and Broward counties.  Doug Sheedy, code compliance chief for Boca Raton was quoted as saying, "it's important for us safety-wise to know what's going with the permits."  The safety factor means home additions, enclosures, electrical wiring, new roofs, etc. need to be certified as safe through inspection.

If the work that was done did not have proper permits or closed permits, it could delay the closing of the sale of a home and cost the seller money to get the proper inspections done prior to closing on the home sale.  According to the Sun-Sentinel article, most real estate contracts now put the onus for resolving open or expired permits on buyers.  The article goes on to say insurers and mortgage holders will not overlook any imperfection in home titles.

Toward the end of the process of buying a home, the title company will run checks for permits.  An expired or still open permit could delay a closing for months.  Sellers need to be aware of this issue and be sure to check that any work permits were properly taken care of.

New York Times Declares Signs Of A Housing Turnaround: Homes For Sale: Homes For Rent

The New York Times published an article last week titled, "After Years of False Hopes, Signs of a Turn in Housing."  The market in South Florida seems to be picking up in recent months.  However, it remains to be seen whether or not a rebound in housing is here and/or sustainable.

The NY Times reported a growing number of experts and people who actually put money into housing believe the end (of the six year slide) has come.  The Times states prices for housing is rising, sales are increasing and home builders are clearing lots and raising frames.

Miami-based Lennar, a national home builder, had its CEO quoted in the article as saying, "It feels very much like we've hit a bottom and we're starting to come off of that bottom."  The Case-Shiller index is quoted that sales prices for exisitng homes rose in April 2012 for the first time this year.  Several other measures, including seasonally adjusted version of the index shows that prices began to increase in February 2012.

Other indicators, such as the ratio of housing prices-to-income have returned to normal levels, according to the NY Times article.  A combination of rising rents and low mortgage rates has been an inducement to buyers and renters who would prefer to own, according to Professor Richard Green of University of South Carolina.

The NY Times also reported a growing number of areas showed demand for homes outstripping supply.  The National Association of Realtors has reported the number of homes for sale has been falling during the past year. Also, NAR reported some owners are waiting for prices to rise before putting their homes on the market because some of them must wait because they are "underwater."

A real estate agent in Minnesota was quoted as having a streak of 13 consecutive bidding wars over homes that his clients wanted to buy and each of them sold above the asking price.
