Case Shiller Housing Index: July 2015: Home Sellers in Boca Raton Area Enjoying Price Increases

Sellers in the Delray Beach and surrounding areas continue to enjoy positive momentum in the housing market.  Whether you are seeking to sell your condo or looking to downsize from a single family home to a villa style residence, the sellers are benefiting from tight inventory and positive economic news.


David M. Blitzer, Managing Director of the Index Committee at S&P Dow Jones Indices commented in the July Case Shiller Home Price Index report, "prices of existing homes and housing overall are seeing strong growth and contributing to recent solid growth for the economy."  He also mentioned, "other positive indicators of current and expected future housing activity include gains in sales of new and existing housing and the National Association of Home Builders sentiment index.  An interest rate increase by the Federal Reserve, now expected in December by many analysts, is not likely to derail the strong housing performance."

For the US, measured from the peak of the market home prices to the current declines is about 11% to 13%.  Since the bottom, the US housing market prices have recovered by about 34% to 36% to today's prices.

Case Shiller Home Price Index: August 2014: South Florida Has Strongest Year-Over-Year Growth in US During August 2014

The Case Shiller Home Price Index showed South Florida with the highest year-over-year increase in prices during August 2014.  The South Florida market increased by 10.5% in August 2014 over August 2013, according to Case Shiller; this compares with a 5.6% increase for the Composite 20 and 5.5% increase for Composite 10.  On a sequential basis, the South Florida market was up 0.3% versus 0.2% for the Composites.

David Blitzer, the Chairman of the Index Committee stated, "despite the weaker year-over-year numbers, home prices are still showing an overall increase, as the National Index increased for its eighth consecutive month." He went on to say, "Miami is now leading the cities with a 10.5% year-over-year return."

The average home price in the US was back to its level in the spring of 2005 in August 2014, according to Case Shiller.

Case Shiller also shows an approximate 16% to 17% decline from the peak level in June/July 2006. The increase off of the March 2012 lows is 28.8% for the Composite 10 and 29.5% for Composite 20.

Case Shiller Home Price Index: July 2014: South Florida Home Price Increases Outpace The US

The South Florida market saw home prices increase 0.8% on a sequential basis and 11.0% on an annual basis in July 2014, according to the Case Shiller Home Price Index.  This compares with 0.6% and 6.7% for the US when looking at the Case Shiller Home Price Index Composite 10 and Composite 20.

David Blitzer, the Chairman of the Index Committee stated, " the broad based deceleration in home prices continued in the most recent data." He went on to say, "however, home prices continue to rise at two to three time the rate of inflation."

As of July 2014, the average home price in the US are back to levels posed in the spring of 2005, according to the Case Shiller Index.

Also, the Case Shiller Index shows peak-to-current decline of 16% to 17% for the US, which is off the peak level of June / July 2006.

The US home market has recovered by about 29% off the March 2012 lows for the Case Shiller Composites.

Case Shiller Housing Index: September 2013: South Florida Market Continues To Outpace US Price Increases

Home prices in the US were near mid-2004 levels in September 2013, according to the Case Shiller Index. 

The US market as indicated by the Case Shiller Composite 10 and Composite 20 showed a year-over-year increase of 13.3% in September 2013.

The South Florida market had a more robust price increase of 100 basis points when compared with the US market as a whole.  The South Florida home market was up 14.3% on a year-over-year basis in September 2013, according to the Case Shiller Index report.

The report touched upon a concern about a potential "bubble" in the housing market.  The commentary noted, "the strong price gains in the West are sparking questions and concerns about the possibility of another bubble."  The report also pointed out home construction is below the boom levels and interest rates are expected to rise.

Case Shiller Housing Index: August 2013: US Home Prices Continue To Rise, But At Slower Pace

The US housing market showed a price increase of 1.3% on a sequential basis and 12.8% on a year-over-year basis in August 2013, according to Case Shiller Housing Index.

The Sequential increase for the US housing market hit a zenith of 2.6% in April 2013 and has been increasing at a declining rate since. 

The South Florida market has had a similar trend with the peak of sequential increases being 2.6% in May 2013.  We also see sequential price increases for home sales at a declerating rate since May in the South Florida housing market. 

The South Florida market continues to show robust price increases from a year ago, with a 13.5% year-over-year increase in August 2013.  South Florida continues to outpace the US housing market for price increases as a whole on a year-over-year basis.

With the Federal Reserve situation relatively settled with Janet Yellen set to be confirmed, I foresee confidence in the market for continued low mortgage rates.  This should be a positive for the housing market for 1H:14.

Palm Beach County Home Prices Up Sharply In September 2012: Homes For Sale: Homes For Rent

According to the Realtors Association of the Palm Beaches, the median sales price for existing homes in September 2012 was up 25% from a year earlier.  The median price for a condominium was up 10% on a year-over-year basis in September 2012.

Sellers are holding out for their prices as the level of inventory continues to decline.  There were 6,605 single family homes on the market at the end of September 2012, which was nearly half the number as a a year ago.  Condominiums on the market were down about 40% during the same time.

Affordability of homes, low mortgage rates and decreasing options has helped drive home prices upward.  If the lenders are able to properly manage the introduction new distressed property inventory, I suspect home prices will hold steady or could continue to rise.  The presumption is that not much else changes in the current housing market.

Case Shiller Housing Index: August 2012: US Home Prices Continue To Rise: Homes For Sale: Homes For Rent

The Case Shiller Housing Index indicates housing prices continued to show positive momentum during August 2012.  The market was up about 1.0% on a sequential basis and about 2.0% on a year-over-year basis in August 2012.

Positive consumer confidence trends, consumer default rates are dropping and the inventory levels of homes are in decline.  We have touched on the declining inventory for several months now.  People who have been putting off the purchase of a home are entering the market to buy, just at a time when inventory levels seem to be decreasing.

The South Florida housing market continues to show solid growth.  The Case Shiller Index shows prices in South Florida increased 2.0% on a sequential basis and almost 7% on a year-over-year basis during August 2012. 

From a macro-economic perspective, it seems to me inflationary pressures on commodities, etc. will help to push up the price of homes.  The recent activity for new construction will improve the situation in the labor market for construction, in my view; this could also put upward pressure on future home prices.

Palm Beach County Home Prices Up, Inventory Down: Homes For Sale: Homes For Rent

Historically low interest rates and a reduction of inventory seems to be tempting buyers to move in the Palm Beach County of South Florida.

According to the Sun-Sentinel, there were about 7,000 single-family homes for sale in June 2012, which was about half of the inventory level in June 2011.  The low interest rates on mortgages by historic levels and the reduction in inventory seems to be helping to give sellers some price leverage.  Existing median home prices in Palm Beach County was $225,000 in June 2012, according to the Realtors Association of the Palm Beaches, which was 7% higher when compared with a year ago.

As I have posted about earlier, homes that are in relatively good condition and priced within the market range, will generally move quickly.  I have had a recent situation where I was working with a buyer in an area that had ample inventory.  Within a six month period most comparable homes have been purchased and the market for similar homes in the area are scant.  My guess is when similar homes do come onto the market in that neighborhood, the interest level will be favorable for the sellers.
