Case Shiller Home Price Index: January 2015: South Florida Continues to Shine

Denver and South Florida reported the highest year-over-year gains in January 2015, according to the Case Shiller Home Price Index.

South Florida had a year-over-year increase of 8.3%, according to Case Shiller, in January 2015, which compares with about 4.5% for the US as per the Case Shiller Composites 10 and 20.

Case Shiller showed that on a sequential basis South Florida increased in value by 0.7% in January 2015, compared with a flat sequential comparison for the US as reflected in the Composites 10 and 20.

David Blizer, Managing Director and Chairman of the Index Committee said the following in the January 2015 report: "The combination of low interest rates and strong consumer confidence based on solid job growth, cheap oil and low inflation continue to support further increases in home prices."

He went on to say, "Despite price gains, the housing market faces some difficulties.  Home prices are rising roughly twice as fast as wages, putting pressure on potential homebuyers and heightening the risk that any uptick in interest rates could be a major setback.  Moreover, the new home sector is weak; residential construction is still below pre-crisis peak."

Case Shiller Index: January 2014: Cold Weather Up North, Good For South Florida Real Estate Market



The Case Shiller report for January 2014 showed a similar trend as the December 2013 report.  The South Florida market was up 0.7% sequentially in January 2014 and was up 16.5% on a year-over-year basis.  The US housing market was essentially flat on a sequential basis in January 2014 and was up about 13.4% on a year-over-year basis.

David Blitzer, Chairman of the Index Committee, stated, "The housing recovery may have taken a breather due to cold weather."  He went on to say, "expectations and recent data point to continued home price gains for 2014.  Although most analysts do not expect the same rapid increase we saw last year, the consensus is for moderating gains."

I think the cold winter in the northern portion of the US will help drive demand in South Florida.  While the severe cold may have hurt sales in the US for the month, South Florida's home price increase outpaced the US as a whole on a year-over-year basis and sequentially in January 2014.  Based on indications from clients in the north, I expect a pick up in demand for the South Florida housing market due to the inclement weather during the past winter.  This could translate into an outperformance in price appreciation for the South Florida market vis-a-vis the US as a whole.

Case Shiller Index: January 2013: Shows Strong Year-Over-Year Price Appreciation:

The US housing market continues to show price appreciation on a year-over-year basis in January 2013, according to the Case Shiller Housing Index.

The US housing market was up in the range of 7.0% to 8.0% during January 2013 over January 2012. 

The South Florida housing market remains strong with almost 1.0% sequential growth and almost 11.0% year-over-year growth in January 2013.

The Case Shiller Report stated, "economic data continues to support the housing recovery.  Single-family home building permits and housing starts posted double-digit year-over-year increases in February 2013.  Despite a slight uptick in foreclosure filings, numbers are still down 25% year-over-year.  Steady employment and low borrowing rates pushed inventories down to their lowest post-recession levels."

The data from the report is in line with what we have been stating during the past six months or more about the activity in the local South Florida market.  Inventory levels continue to be low and buyers are trying to get in before rates rise.

Palm Beach And Broward Counties Start 2013 With A Bang: Homes For Sale: Homes For Rent

With reports of bidding wars breaking out in the current South Florida market, it is no surprise that house prices are on the rise.

The Realtors in Palm Beach and Broward counties are reporting a rebound in the number of closings, pending sales and new listings in 2013.  These trends are in just about every area of residential real estate-- single family, condos, townhouses, etc.

Palm Beach County median single-family home prices rose 21% in January 2013 over January 2012, according to the Realtors in Palm Beach County.  Condo prices were up to $90,000 from $78,000 in January 2013 over January 2012, according to the Realtors in Palm Beach County.

Broward County reported a 15.4% increase for single-family home prices in January 2013 over January 2012, according to the Realtors in Palm Beach County.

Case-Shiller Index: January 2012: US House Prices Continue To Decrease In 2012

The Case-Shiller Housing Index indicates the US housing market declined another 3.8% on a year-over-year basis in January 2012. Sequentially the market is down 0.8% in January 2012.

What I find interesting is US home prices did not experience a rebound with the recent decline in the unemployment numbers. I think there are several factors involved: 1) there are other factors involved in the drop in unemployment (i.e., those who gave up work are no longer considered "unemployed"); 2) tight lending standards are keeping a good number of potential buyers out of the market; 3) the "shadow" inventory of foreclosures post "robo-signing" are an overhang on the market; and 4) the recovery in the US economy is not as robust as one might think.

The South Florida housing market was down 1.9% on a year-over-year basis in January 2012, which was better than the national average of almost a 4% decline. On a sequential basis, the South Florida housing market saw a slight gain in prices of 0.6%, versus a 0.8% decline in home prices in January 2012.

Homes For Sale: Case-Shiller Housing Index: January 2011: US Real Estate Pricing Pains Continue

As we have been discussing in prior posts, the South Florida housing market remains weak. According to the latest Case-Shiller Housing Index numbers, South Florida home prices fell for the sixth consecutive month in January 2011; falling to a new five-year low.

The Index's Miami metropolitan area, which includes Miami-Dade, Broward and Palm Beach counties — fell 1.3% between December 2010 and January 2011. On a year-over-year basis, home prices fell 4.7% in January 2011, according to the Case-Shiller Index.

According to the Case-Shiller Index, nation-wide home prices fell 1.0% on a sequential basis in January 2011. On a year-over-year basis the US housing market was down 3.1% in January 2011. Every market in the Case-Shiller Index experienced a sequenital decline in January 2011 with the exception of Washington D.C.
