Will Rising Interest Rates and Stock Market Volatility Hurt The Housing Market In The Boca Raton Area?

Interest rates are expected to increase in the near-term and the stock market has been volatile as of late.  How will this affect you if you are thinking of buying a home in the Boynton Beach area or selling your waterfront home in the Lauderdale by the Sea area?  Well, the recent Case-Shiller Home Price Index touched on these subjects in the June 2015 report.

David M. Blitzer, Managing Director and Chairman of the Index Committee noted in the June report, "nationally, home prices continue to rise at a 4% to 5% annual rate, two to three times the rage of inflation."  As mentioned in a previous post, the South Florida housing market is outperforming.

Mr. Blitzer went on to say that the, "missing piece in the housing picture has been housing starts and sales.  These have changed for the better in the last few months.  Sales of existing homes reached 5.6 million at annual rates in July, the strongest figure since 2007.  Housing starts topped 1.2 million units at annual rates with almost two-thirds of the total in single family homes.  Sales of new homes are also trending higher.  These data point to a stronger housing sector to support the economy."

The rosy US housing picture was tempered a bit.  Mr. Blitzer later on mentioned, "two possible clouds on the horizon are a possible Fed rate increase and volatility in the stock market."


In regards to interest rates and the US housing market, Mr. Blitzer stated, "a one quarter-point increase in the Fed funds rate won't derail housing.  However, if the Fed were to quickly follow that initial move with one or two more rate increases, housing and home prices might suffer."

With respect to the volatility of the stock market and housing, Mr. Blitzer said, "a stock market correction is unlikely to do much damage to the housing market; a full blown bear market dropping more than 20% would represent some difficulties for housing and for other economic sectors."

Did The US Housing Market Fully Recover To Previous High Levels?

According to the Case Shiller Index, the average home price in the 10-City and 20-City Composites are back to the winter of 2005 levels and off 12% to 14% from the June/July 2006 peak.

Case Shiller Index states the low point was March 2012 and the 10-City and 20-City Composites have rebounded by about 34% to 35% from the time.

Those who were selling their homes in the Boca Raton Florida area saw prices grow faster than the average in the US during June 2015 when compared with June 2014, according to the Case Shiller Home Price Index.  On a year-over-year basis, the South Florida region saw home prices increase 7.7% in June 2015 over June 2014, according to the Case Shiller Index.  This compares favorably to the US based on the Composite-10 and Composite-20 Indexes, which were up 4.6% and 5.0%, respectively, during the same time frame.


On a sequential basis, South Florida was up 0.3% in June 2015, which compares unfavorably to the Composite-10 and Composite-20 of about 1.0%.

Case Shiller Housing Index: June 2014: South Florida Housing Market Price Increases Continue

The South Florida real estate market saw prices increase by 11.5% on a year-over-year basis in June 2014, according to the Case Shiller Index.  This compares favorably with the US as a whole, which increased by 8.1% in June 2014 over June 2013, as measured by the Case Shiller Composite-10 and Composite-20, according to the Case Shiller Index.

However, the Case Shiller Index on a sequential basis shows the South Florida market was up only 0.6%, compared with 1.0% for the US in June 2014.  All-in-all, the Index is showing continued price appreciation.

David Blitzer, Chairman of the Index Committee stated, "for the first time since February 2008, all cities showed lower annual rates than the previous month.  Other housing indicators-- starts, existing home sales and builders' sentiment -- are positive.  Taken together, these point to a more normal housing sector."

The average home price across the US in June 2014 is at the level of the spring of 2005, according to Case Shiller Index.

According to Case Shiller, the average national home price is approximately 17% in July 2014 off the peak of June / July 2006.  The Index also shows the national composites are about 27.8% to 28.5% higher in June 2014 when compared with the March 2012 low point.

Case Shiller Housing Index June 2013: South Florida Price Increases Continue To Outpace US

As of June 2013, the average US home price was about 23% off the peak of June/July 2006, according to the Case Shiller Index.  The bottom of the US housing market was March 2012 with the market improving around 19% in price appreciation since that time, according to the Case Shiller Index.

On a year-over-year basis the South Florida housing market appreciated 14.8% in June 2013 over June 2013, according to Case Shiller.   The Case Shiller Composite for the US was up about 12% during the same time.  On a sequential basis the South Florida market was on par with the US composite of about 2.1%, according to Case Shiller.

The Case Shiller report for the month noted "despite recent increases in mortgage interest rates, affordability is still good as credit qualifications have eased somewhat."

The South Florida housing market rebound has continued during the "off-season" months.  There are some pockets of the South Florida market that favor sellers.  It is important to work with an agent who understands your needs and how it matches with the current state of the local market and its individual sub-strata.

Case Shiller Index: June 2012: Sustained US Housing Recovery? Homes For Sale: Homes For Rent

The June 2012 Case-Shiller Home Price Index seems to show signs of a sustained US housing recovery. 

The following is a quote from the report: "We seem to be witnessing exactly what we needed for a sustained recovery; monthly increases coupled with improving annual rates of change. The market may have finally turned around."

The US housing market was up 2.3% on a sequential basis in June 2012 and up 0.5% on a year-over-year basis. 
 
The South Florida housing market continued its positive trends with 1.6% growth on a sequential basis in June 2012 and 4.4% annual growth.  As discussed in previous posts, the inventory levels seems to have decreased during the past three months.  The trend has resulted in more buyer interest in current listings with prices increasing, according to the Case Shiller Index.

Case Shiller Index June 2011: Mixed Signals: Homes For Sale: Homes For Rent

On a national basis, the Case Shiller Index showed a sequential improvement in 2Q:11 from the 1Q:11 low, but still posted an annual decline of 5.9% versus 2Q:10. Nationally, home prices are back to levels seen in 2003.

David Blitzer, the chairman of the Index Committe at S & P Indeces implied there are mixed signals on the housing market throughout the country. He suggests that we are in a state of regional housing markets, as opposed to a "national market" where everything rose and fell together.

The South Florida region showed a 0.6% sequential drop home prices in June 2011 over May 2011; this compares with a 1.1% average increase for the nation. On a year-over-year basis, the price of the average home fell 5.1% in June 2011 versus June 2010; and this compares with an average 4.5% year-over-year decrease for the nation.
