Case Shiller Housing Index: May 2013: US Price Rebound Continues; South Florida Market Remains "Hot"
The US housing market price rebound continued in May 2013, according to the Case Shiller Housing Index. On a sequential basis the market was up about 2.6% in May 2013 over April 2013. On a year-over-year basis the market was up about 12%, according to Case Shiller Housing Index.
The South Florida market improved 2.4% on a sequential basis in May 2013, which was inline with the nation, according to Case Shiller. However, the Case Shiller Index showed a year-over-year increase of 14.2% for the South Florida market in May 2013 over May 2012; this was better than the overall US market.
The average US home price was back to the spring 2004 levels, according to Case Shiller. The US market is approximately off 25% from the highs in June/July 2006. The index showed a trough in March 2012 and a recovery in home sales prices of about 16% from that time.

May 2013: Florida Leading The Nation In Foreclosure Activity
RealtyTrac, Inc., a firm that tracks foreclosures, said Florida had the most foreclosure activity than any other state in the US during May 2013. One in every 303 homes was in involved in a foreclosure filing.
Palm Beach county had one in every 286 homes being in foreclosure activity during May 2013, according to RealtyTrac, Inc. Broward county had one in every 317 homes involved in foreclosure activity, according to RealtyTrac, Inc. during May 2013. Miami-Dade was only one in every 143 homes being involved in foreclosure activity, according to RealtyTrac, Inc. during the timeframe.
The Florida foreclosure numbers were almost three times more than the national average, according to the RealtyTrac, Inc. report.
As we have discussed in previous posts, there is a dearth of inventory in the local market right now. An increase in homes hitting the market might help to balance out the supply and demand equation.

Case-Shiller Home Price Index: May 2012: National Price declines declerating, South Florida Showing Good Signs: Homes For Sale: Homes For Rent
The Case-Shiller Home Price Index showed an annual price decline of about 1.0% for the US composites in May 2012; this compares with a 2.2% decline for April. On a sequential basis home prices were actually up by 2.2%.
The Chairman of the S&P Index said, "we saw a continuing trend of rising home prices for the spring." In the Chase-Shiller report announcement, the South Florida market was highlighted as showing positive annual rates of change.
I am noticing lower levels of inventory in the South Florida housing market as well as a sustained level of interest. If these trends continue, I would expect to see home prices continue to rise in the South Florida market.
