Local Concert Events in September 2015: Van Halen and Kelly Clarkson

Small venues offer the audience an opportunity to have a unique experience.  Those who live in the Highland Beach area are afforded not only great ocean views, but also close proximity to intimate concert experiences.  These are some of the main attractions for those who end up buying a home in the Highland Beach area.

Case Shiller Housing Index: September 2013: South Florida Market Continues To Outpace US Price Increases

Home prices in the US were near mid-2004 levels in September 2013, according to the Case Shiller Index. 

The US market as indicated by the Case Shiller Composite 10 and Composite 20 showed a year-over-year increase of 13.3% in September 2013.

The South Florida market had a more robust price increase of 100 basis points when compared with the US market as a whole.  The South Florida home market was up 14.3% on a year-over-year basis in September 2013, according to the Case Shiller Index report.

The report touched upon a concern about a potential "bubble" in the housing market.  The commentary noted, "the strong price gains in the West are sparking questions and concerns about the possibility of another bubble."  The report also pointed out home construction is below the boom levels and interest rates are expected to rise.

Case Shiller Housing Index: September 2012: South Florida Sequential Growth Slowing

The September 2012 Case Shiller Housing Index showed the trend of slowing housing price increases.  The National Index was up only 0.3% on a sequential basis in September 2012.  The South Florida real estate market was only up 0.1% in September 2012 over August 2012, according to the Case Shiller Index figures.
 
David M. Blitzer, Cha irman of the Index Committee at S&P Dow Jones Indices commented that "We are entering the seasonally weak part of the year. The headline figures, which are not seasonally adjusted, showed five cities with lower prices in September versus only one in August; in the seasonally adjusted data the pattern was reversed: one city fell in September versus two in August. Despite the seasons, housing continues to improve."
 

The question I have is whether it is infact the slowing growth is a seasonal factor or whether the market is "leveling out." In general I sense there is more activity in the South Florida real estate market now when compared with a few months ago.  So, I tend to think the trend of the Case Shiller Index is indeed a seasonal issue.  We will continue to monitor the trends in the national and South Florida markets.

Palm Beach County Home Prices Up Sharply In September 2012: Homes For Sale: Homes For Rent

According to the Realtors Association of the Palm Beaches, the median sales price for existing homes in September 2012 was up 25% from a year earlier.  The median price for a condominium was up 10% on a year-over-year basis in September 2012.

Sellers are holding out for their prices as the level of inventory continues to decline.  There were 6,605 single family homes on the market at the end of September 2012, which was nearly half the number as a a year ago.  Condominiums on the market were down about 40% during the same time.

Affordability of homes, low mortgage rates and decreasing options has helped drive home prices upward.  If the lenders are able to properly manage the introduction new distressed property inventory, I suspect home prices will hold steady or could continue to rise.  The presumption is that not much else changes in the current housing market.

Case-Shiller Index: September 2011: Slight Downward Trend Continues: Homes For Sale: Homes For Rent

The September 2011 Case-Shiller Index on housing showed a similar trend of slight price reductions. The nation experienced a home price decline of about 3.5% year-over-year in September and about 0.5% sequentially.

The South Florida market saw a 4.0% year-over-year decrease in September 2011 and a 0.7% drop on a sequential basis.

Most tend to agree an improved job market is needed in order to get some positive movement on home prices in the US.

Washington, DC area continues to outperform the rest of the country. The federal government is one area where spending has continued and that is where home prices are on the rise. I think this is more than just a coincidence. The rest of the country needs to experience private sector job growth in order to get things moving again, in my view.
